HKL Rental Properties LLC provides property management and rental services including but not limited to tenant placement, property maintenance, rent collection, financial reporting, lease administration, and investment consulting. All property management services are governed by a separate written property management agreement that will be executed between HKL Rental Properties LLC and the property owner. That agreement will specify the terms, fees, duration, and responsibilities of each party. In the event of any conflict between these Terms of Service and a property management agreement, the property management agreement shall prevail.
Property owners agree to provide accurate information about their property, maintain appropriate insurance coverage, comply with all applicable laws and regulations, and fund necessary repairs and maintenance as recommended by our management team. Owners are responsible for disclosing any known defects or issues with the property prior to listing.
Management fees and any other charges will be as specified in the property management agreement. Fees are typically deducted from rental income before disbursement to the owner. All fee structures are transparent and disclosed in advance. Late payment fees or interest may apply as specified in the management agreement.
HKL Rental Properties LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from the provision of our services. Our total liability for any claim shall not exceed the total management fees paid to us in the twelve months preceding the claim, subject to applicable law.
You agree to indemnify and hold harmless HKL Rental Properties LLC, its officers, employees, and agents from any claims, damages, liabilities, costs, and expenses arising from your use of our services, your breach of these terms, or your violation of any law or regulation.
Either party may terminate a property management agreement in accordance with the notice provisions specified therein. Upon termination, all fees and expenses incurred up to the date of termination remain payable. Outstanding balances will be settled within thirty days of termination.
All content on our website, including text, graphics, logos, and software, is the property of HKL Rental Properties LLC and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our prior written consent.
These Terms of Service shall be governed by the laws of the State of Utah, United States, without regard to conflict of law principles. Any disputes arising from these terms shall be resolved in the courts of Utah County, Utah.
We reserve the right to modify these Terms of Service at any time. Changes are effective immediately upon posting. Your continued use of our website or services after any modifications constitutes acceptance of the updated terms.
If any provision of these terms is found to be unenforceable, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
